January 2026 Housing Market Update:
Stability Emerging as Inventory Supports Buyer Choice

The Central Lakes Association of REALTORS® (CLAR) has released its January 2026 housing market statistics, showing a seasonally typical start to the year. While sales activity slowed slightly following the busy fall market, modest price increases in several regions suggest signs of emerging stability. With healthy inventory levels across much of Central Lakes, buyers continue to benefit from increased choice, while sellers are reminded of the importance of strategic pricing.

CLAR President Christine Riley noted that the current market is creating opportunities for prepared buyers and sellers alike. With balanced conditions and steady supply, working with a REALTOR® remains key to understanding value, timing, and pricing strategies.

Hastings County

Home sales: 86 (↓ 5.5% MoM)
Average price: $499,005 (↑ from $466,716 Dec)
New listings: 259 (↑ from 123 Dec)
Average days on market: 69


Northumberland County

Home sales: 48 (↓ from 70 Dec, 79 Jan 2025)
Average price: $757,736 (↑ 12.8% MoM, ↑ from $639,707 Jan 2025)
New listings: 205
Average days on market: 40 (↓ from 63 last year)


Prince Edward County (PEC)

Home sales: 12 (↓ from 22 Dec, ↓ from 21 Jan 2025)
Average price: $650,694 (↑ 5.75% MoM, ↓ 4.29% YoY)
New listings: 48 (↓ from 57 last year)
Average days on market: 75 (↓ from 95 Jan 2025)


Looking Ahead:

With the Bank of Canada maintaining its overnight lending rate at 2.25%, borrowing conditions remain relatively stable. CLAR CEO Wendy Giroux expressed optimism for an earlier-than-usual spring market, supported by strong inventory levels already in place.

Overall, January’s data points to a market that is adjusting rather than retreating - one where preparation, realistic expectations, and expert guidance can help both buyers and sellers capitalize on emerging opportunities as 2026 unfolds.
