Here's what happened in April 2025.
Average sale price has decreased in most markets but homes are selling closer to their asking price. (Keep in mind, big increases or decreases from month to month on average sale prices can be skewed by one or more unusually high or low sale prices). Days on market and number of new listings has decreased but the number of sales were up.
The most recent Bank of Canada announcement on April 16th, 2025 saw no change in the overnight rate. The tariffs and Canadian Federal election continued to bring uncertainty to the Canadian real estate market in general. Those who NEED to buy and sell are still doing so and savvy buyers took advantage of less competition. The next Bank of Canada announcement is June 4th and there are mixed predictions on what will happen.
