Here's what happened in March 2025.
Average sale price has increased in most markets but homes are selling lower than their asking price. (Keep in mind, big increases or decreases from month to month on average sale prices can be skewed by one or more unusually high or low sale prices). Days on market has stayed the same, the number of new listings increased in all markets and the number of sales were up which is typical for this time of year. Lots of people are getting their homes on the market for the Spring.
The most recent Bank of Canada announcement on March 12th saw another 0.25% decrease in the overnight rate which is great news, especially for those with variable rate mortgages. Fixed rates have come down a little bit as well. This was the 7th decrease since June 2024. The tariffs and the pending Canadian Federal election continue to bring uncertainty to the Canadian real estate market in general however this means there are some great opportunities for Buyers. The next Bank of Canada announcement is April 16th, 2025 and it’s expected we will see further rate decreases.
